The Marshall Dam precinct is located within the western portion of Cornubia Phase 1. It is situated off the M41, south of the Cornubia Industrial and Business Estate (CIBE), and eThekwini Phase1A housing project, overlooking the existing water body of Marshall Dam. The existing EPTL servitude forms the western boundary of the site. The site forms part of the larger Cornubia, the 1st Cabinet Endorsed National Priority Project in EThekwini & KZN.
This prime property provides an ideal oppor- tunity for a range of medium to high- density residential units located adjacent to the existing Marshall Dam. Key access points will be from the existing Old North Coast Road west in Ottawa, as well as the M41 and the R102. In future, the main access will be off the new Dube West BRT route. The primary target market is LSM6-9, geared for those earning R15 000 and above, with selling prices ranging from R550 000 to R1 million. The proposed zoning is residential high-density, which will permit a minimum site subdivision size of 5 000 m² with FARs of 1.3. Densities will range from 100du to 120du per hectare.
A residential yield of over 1 000 units is achievable, and the development may be gated. This zone is designed to allow for the development of a variety of housing typologies to co-exist, and is meant to promote and subscribe to the Municipality’s densification strategy. Exceptional views of Mt Edgecombe and Durban North are offered from the higher-lying slopes of the property.
