Located on the north coast of KwaZulu-Natal, Cornubia is a strategic landholding situated within the northern corridor of the region’s commercial hub, Durban. It was officially launched in April 2014 and will cost around R25 Billion upon completion. It is a mixed-use development, comprising of residential, commercial and industrial sites. Cornubia is the first proposed sustainable and fully integrated human settlement in the region and has been declared a national priority project. It will be spread over 1 200 ha, with 80 ha earmarked for industrial development and the remainder for commercial, housing and other social and public facilities that include, schools, clinics, police stations, post offices and multi-purpose halls.
A bold development
This mixed income development will see over 24 000 new homes being built and proposes 10 000 affordable/middle-income units and 15 000 subsidised units. Commercial and industrial buildings make up the bulk of the property which consists of 2.5 million m². Cornubia lies between Durban's wealthier Mt Edgecombe and Umhlanga areas and lower-income areas north of the city such as Inanda, Ntuzuma, KwaMashu, Phoenix, Ottawa and Waterloo. It is a convenient 15 kilometres south of King Shaka International airport.

Cornubia is a joint venture between the eThekwini Metro Municipality and Tongaat Hulett Development, and has since been adopted by the Cabinet as a national priority project, bringing in all spheres of government as official partners. The development is expected to create 48 000 new sustainable job opportunities over a period of 15 years, and a further 15 000 during the construction phase.
Precincts
Town Centre
The new Cornubia Town Centre is poised for development as an environmentally-friendly business and mixed-use district and forms the nucleus of the inter-linked corporate business and affordable residential components, which dominate the overall Cornubia development. It is located in the intersection of the M41 and N2, adjacent to the Cornubia Retail Park and south of the N2 Business Estate.
Shopping Centre
Cornubia Shopping Mall is an 85 000 m² regional shopping centre that offers a mix of food, fashion, lifestyle and sports, which are all integrated into an outdoor family-orientated shopping experience in KwaZulu-Natal. The centre is strategically located within 1km from the Umhlanga/Mount Edgecombe interchange and is directly connected to the New Umhlanga Town Centre. It has great visibility and is easily accessible from the from N2 highway and the M41.
Industrial Business Estate
The CIBE precinct is located on the north-western side of Cornubia. It is bounded in the east by existing overhead power lines and the Ottawa Substation, in the north and west by the Ohlanga River and in the south by eThekwini Municipality’s Phase 1B Housing Project. This zone is intended to provide, preserve and use land or buildings to enable the creation of a contemporary Industrial Business Estate which can accommodate a wide range of uses.
N2 Business Estate
The 24-hectare Cornubia N2 Business Estate, provides serviced and platformed land that is located in a prime position immediately adjacent the N2 freeway, opposite uMhlanga Ridge Town Centre and within the newly named uMhlanga Hills precinct. It provides the ideal location for commercial and business activities. In addition, it has convenient access to the Cornubia Boulevard via the Flanders Drive, Marshall Dam interchange and the R102.
Business Hub
Consisting of 12 hectares of prime business space, the Cornubia Business Hub was launched in August 2014 and has since sold out. The hub contains five subdivisions of 85 000 m² of property and represents Tongaat Hullet Development’s first major empowerment deal. The site forms part of the greater Cornubia development, a multi-billion rand collaboration between the eThekwini Municipality and Tongaat Hulett.
